DETOUR Realty is a Monthly Subscription-Based Brokerage built for experienced real estate Agents and Teams. Instead of relying on traditional commission splits and CAPs, DETOUR provides the brokerage infrastructure Agents need at a low, predictable cost.
We believe the traditional brokerage model has become too expensive, complicated, and rigid. DETOUR was created to give experienced Agents lower costs, more control, greater flexibility, and the opportunity to keep more of what they earn.
It means we believe there is a better way for experienced Agents to operate. Instead of your brokerage costs automatically increasing as your production increases, DETOUR separates what you earn from what your brokerage costs.
No. DETOUR was intentionally designed differently. Our model focuses on providing experienced Agents with the essential brokerage infrastructure they need without loading the business with unnecessary costs and services.

Joining DETOUR
Agents generally must have been licensed for a minimum of three years to be sponsored by DETOUR, subject to state-specific requirements and DETOUR approval.
Our model isn’t designed around extensive new-agent training and supervision. DETOUR is built for experienced Agents who already understand the fundamentals of representing clients and managing real estate transactions.
No. We encourage newer Agents to join a brokerage that provides the hands-on training, mentoring, and supervision they need. Once you have the required experience, we’d love for you to consider DETOUR for your next chapter.

Yes. States generating strong interest from experienced Agents and Teams send us an important signal that there is demand for DETOUR in that market.
Compensation & Fees
Instead of taking a traditional percentage or flat fee of every commission, DETOUR’s model uses a monthly subscription plus a transaction fee, if applicable. This makes brokerage costs more predictable as an Agent’s production grows.
Yes. DETOUR has a $275 annual onboarding fee, subject to the applicable membership structure.
The onboarding fee is due annually based on the Agent’s DETOUR anniversary date, rather than automatically resetting on January 1.
It helps cover DETOUR’s transaction management system, including tools used to upload and store transaction documents and submit Commission Disbursement Authorizations (CDAs) for funding.
Because the brokerage’s percentage shouldn’t automatically increase just because the Agent closed a larger transaction. Your production can be variable. Your brokerage costs don’t have to be.
Running Your Business
DETOUR is designed to give experienced Agents significant freedom to build their own business and professional identity, subject to applicable laws, advertising regulations, DETOUR policies, and brokerage-identification requirements.
DETOUR’s core model isn’t built around bundling expensive CRMs and marketing platforms into every Agent’s costs. Experienced Agents often already have the technology they prefer.
DETOUR focuses primarily on essential brokerage infrastructure rather than trying to provide every possible marketing tool. Agents can generally choose the tools that make the most sense for their businesses, subject to DETOUR policies.
DETOUR provides essential technology needed to support brokerage operations, including its transaction management solution and related systems.
Yes. Compliance is one of DETOUR’s core functions. Agents remain responsible for following DETOUR policies and all applicable federal, state, and local laws and regulations.
DETOUR provides necessary compliance-related training and support, but it is not designed to operate like a new-Agent training brokerage.
Yes. Other than our Transaction Management Technology, DETOUR doesn’t provide anything else technical. We encourage our experienced DETOUR Agents to continue using their own technology and vendors. This is how we keep agent costs low.
Flexibility, Referrals & Teams
Traditional referral fees are often calculated from gross commission before brokerage splits and other expenses, which can significantly reduce what remains for the Agent. DETOUR’s subscription model can help preserve more of the remaining commission by avoiding traditional percentage splits and flat fees.

DETOUR Realty is led by CEO MaryFrances Coleman, an experienced real estate executive and Broker with a background that includes senior leadership roles at major real estate organizations, including serving as COO of eXp Realty and holding an operations leadership role at HomeSmart.
Yes. As DETOUR expands nationwide, we are seeking qualified Brokers of Record and Managing Brokers across all 50 states who have experience managing Agents and a strong knowledge of compliance, state laws, rules, and regulations.
